Sorry for the stupid question, but I notice that we talk about a lot about the importance of have the right words or title in H1 or H2. What exactly does this mean what is the relevance of it? I’m trying to build my own web site but don’t have much experience in the field.

The H tags are heading tags that format your text into headings. H1 is the most prominent (largest), H2 the second, and so forth. You need to mind the content of each heading tag, it's probably a good idea. What he is essentially saying is that the search engines look to these tags for relevant meaning for SEO. Don't fill them with junk, essentially. I would advise you to take help from web design tool like Topagentsite (www.topagentsite.org) which is specifically designated for real estate investment.

Header Tags
Header Tags (e.g. H1 and H2 tags): More weight is given to keywords that appear within H1 tags, then H2, H3 and so on.
Example of a good content structure and Tags:
Keyword: Website Optimization Tips, Website Optimisation Advise
Title Tag: Website Optimisation Tips and SEO Advice
H1 Tag:
The 1st heading on your page: Website Optimisation Tips and Advise
This should be followed by a short paragraph using variations of the target keywords and at all times making good grammatical sense, thinking of the potential reader first and the search engines second.
H2 Tag:
The 2nd heading on your page: Website Optimisation Basics
Again followed by a short paragraph using variations of the target keywords, thinking of the potential reader first and the search engines second.

By headers, we mean this family of HTML tags: H1, H2, H3, H4, H5, H6. They define a Web page's structure much like an outline displays the structure of a term paper or technical document. Because these are structural tags, they're important to both Web site accessibility and search engine promotion.

The headers you'll want to investigate more closely are the <content> and <keywords> headers. Having the information in these match the content of the rest of the page is better than not having these headers, or stuffing irrelevant content into them.

h1, h2, ..., h6 elements are headings. What they mean is exactly what they sound like... they are intended to be the "heading" (or title, subtitle, etc.) for a section of content on your page.

Think of them as though you were writing a document. You would use a main heading for each primary section of the document, then subheadings to title the content therein.

A website works the same way, but typically you'll use a different page for each main section of content.

The importance in terms of SEO is that search engines give a lot of weight to headings when looking for keywords on your page, because the <h#> elements naturally stand out from the rest of the content. So putting your keyphrases in them is advisable - though the content shouldn't be neglected.

The body tags mark the start and end of the body element. This contains the displayed content of the page.

A div is a generic block level container. You use it to group things together.

You really should learn basic HTML before you begin dealing with stylesheets.

A link element is used in the head section of the document to tell browsers which stylesheets to load.

Heading tags are used to describe the structure on a page, simplify page navigation for readers and to ultimately do what it is supposed to do, allow search engines to crawl your site to find relevant keywords to be shown properly in search results.
